DEI Systems was awarded this project as part of a two building contract with Callahan Construction in late 2019. Both buildings total 276,000 SF and include 200 ADA/MAAB compliant luxury, ocean view apartments with parking garages and an on-site restaurant with beachfront seating.  Indoor community features include a fitness center, lounge, multi-use spaces and pet washing station.  Exterior amenities boast a 3rd floor pool with wrap around deck, elevated court yard with umbrella seating and street side cabana. Project schedules ran concurrently with a short lag in turnover time between buildings. Part way through construction it was determined there were natural gas supply availability issues to the buildings and all water heating and HVAC equipment switched to an all-electric source.  This significantly upsized everything from the main service to nearly every component in the electrical distribution system all the way to each and every apartment load center.  Despite this as well as working through a global pandemic, overall project schedule had minimal delays.
